We utilize our extensive checklist and follow the InterNACHI Standards of Practice. You are welcome to tag along for the inspection and ask questions along the way. We want you to be informed and educated. But we don't take sides... Our observations are neutral and based on the evidence indicated at the time of the inspection. Kind of like an umpire calling balls and strikes.
After the inspection, which could take 3-4 hours to complete, we will give a brief summary. Typically within 24 hours we will submit our written report with pictures and explanations. If you have any questions, you are always welcome to call and we can cover any items to your satisfaction.
It's important to know that a Home Inspection is a visual, non-invasive examination. Every attempt will be made to examine all systems, but some items are inaccessible and therefore cannot be examined. The final report will document what items were inspected as well as those that were not, and any reason for not inspecting them.
For example: If there are a few inches of snow covering the roof, we cannot state that the shingles are in good condition. We will however, make every effort to return when the weather clears.
Items Covered in the Inspection:
Roof: Visual inspection of roof covering, drip edge, flashing, gutters and downspouts, chimney, roof vents
Electrical: Service entry, meter, panel, grounding system, outlets, switches, attached fixtures and safety features
Plumbing: Main water and fuel supply, toilets, sinks, tubs, showers, drains, sump pumps, water heaters, vents and components
HVAC: Checking the heating, ventilation and air conditioning system as operated by the thermostat
Exterior: Visual inspection of exterior walls, windows, doors, porches, railings, grounds, vegetation, and soffit
Interior: Doors, windows, floors, walls, ceilings, railings, stairs and other components
Foundation: Exposed foundation walls, crawlspaces and visual structural components
Attic: Checking ventilation, insulation, roof leaks and attached equipment
Fireplace: (if present) Checking for safety and function
Any item presenting a deficiency that affects the SAFETY of People or Pets will be noted, when observed.
